Location : 315 Jackson Street, Petone, Wellington.
The new dwelling was to accommodate 2 bedrooms and a ‘flexible’ space that could be used as additional living / bedroom or closed off from the main dwelling for guests when required. A (future) lift was to be accommodated and external materials were to be carefully considered and as low maintenance as possible. The small and narrow site presented its challenges when applying District Plan rules. A number of options were explored and a Resource Consent was required for the new dwelling.
The result is a two level dwelling with an internal access single car garage. The living spaces are positioned to flow to the private rear garden as well as to a small sheltered courtyard which faces North-West. Two bedrooms and a shared bathroom are accommodated on the upper level. The main bedroom is positioned to the South to minimise the impact of street noise from Jackson Street and enjoys views over the garden. On the lower level the ‘Nook’ provides a North-facing additional living space, with its own entrance (and outdoor space) when used as a quest room.
A combination of vertical cedar and vertical pre-finished aluminium cladding is proposed for the exterior with forms reflecting their use and internal configurations. Each form and corresponding space is a response to balancing the particulars of the site – sun, privacy, shelter, internal amenity, effects on neighbours on a narrow parcel of land.
